Calgary housing market report: October 2026
In October 2026, Calgary's benchmark home price was $564,200, -0.4% from a year earlier. Sales fell to 1,592 (-15.3%), new listings dropped to 2,928 (-9.4%), and inventory sat at 6,173 homes (-4.6%), which works out to 3.9 months of supply: a balanced market overall. Underneath the headline, the market has split: detached and semi-detached prices are holding, apartment condos and row homes are falling.

Sales, listings and supply
| October 2026 | Figure | Year over year |
|---|---|---|
| Sales | 1,592 | -15.3% |
| New listings | 2,928 | -9.4% |
| Inventory (homes for sale at month end) | 6,173 | -4.6% |
| Months of supply (inventory ÷ sales) | 3.9 | Year-to-date sales -11.0% |
A common rule of thumb: under two months of supply favours sellers, two to four is balanced, over four favours buyers. Calgary as a whole is in the balanced band, but the number is an average of a tight detached market and an oversupplied condo market. Sellers are pulling back too: new listings fell faster than sales did, which is what is keeping detached prices from slipping.
Average, median or benchmark: which Calgary house price is right?
Most people search for the "average house price in Calgary". CREB, the Calgary Real Estate Board, reports a benchmark price instead, built from the MLS Home Price Index. The benchmark describes a typical home with fixed attributes, so it is not distorted by a month where more expensive houses happened to sell. The average and the median move with that sales mix and can swing tens of thousands of dollars month to month without a single house changing value. When you are pricing your own home, the only number that matters is what comparable homes on your street sold for in the last 60 to 90 days, which is how we build every written offer.
What the numbers mean if you are selling
- Detached house: the market still works. Priced to recent comparable sales, a detached home draws buyers; priced to 2024 hopes, it sits. Both a listing and a direct sale are viable, and the choice comes down to timeline and condition.
- Semi-detached: scarce product, steady prices. The best position in the city right now.
- Row or townhouse: new construction is competing with resale. Expect negotiation, and expect condition to matter more than it did.
- Apartment condo: the hardest sell in Calgary. More listings, longer days on market, and buyers who know it. Owners with a deadline or a special assessment coming should run the numbers on both paths before listing.
Interest rates
On October 28, 2026 the Bank of Canada raised its policy rate to 2.5%, the first increase since July 2023, and bank prime moved to 4.7%. The next decision is December 9, 2026. Higher rates thin the buyer pool and push more 2021-era mortgages into a painful renewal; our Calgary mortgage renewal guide covers what that looks like in dollars and what the options are.
What to watch next
- December 9, 2026: the next Bank of Canada decision. The Bank has said "There could be a need to increase the policy rate further".
- Early December: CREB's November statistics. The question is whether the detached segment holds while condo inventory keeps building.
- Winter supply: CREB expects supply to ease into winter as sellers pull listings. Fewer competing homes helps anyone who has to sell in December and January.
How this report is built
Numbers come from CREB's monthly statistics package and the Bank of Canada's rate announcements, and the page is refreshed within days of each release. The reads are ours, from buying and helping sell Calgary homes directly: Oliver has completed more than 400 transactions since 2020, most of them in the segments and price bands this report covers.
