Home selling FAQ

What does a cash home buyer actually do?

A cash home buyer purchases your property directly — no listing, no showings, no waiting on a buyer’s mortgage approval. “Cash” means the offer isn’t conditional on financing, which is what makes the sale firm and the closing date reliable.

The buyer makes their money on the property after closing — typically by renovating and reselling, or holding it as a rental. That’s why a direct offer sits below top market price: the buyer absorbs the renovation cost, the resale risk, and the carrying costs you’d otherwise pay.

The model is legitimate and long-established; the operators vary enormously. The tells of a good one: a verifiable track record, a written offer with the reasoning shown, a firm number that doesn’t shrink after you’ve committed, and a straight answer when a listing would serve you better.
