Relocating? Sell Your Calgary Home on Your Date
Timing is the whole problem. You have a start date, or a possession date on the next house, and the sale of this one has to land before it. On the open market you cannot control when it lands — you can only control the price, and only downward.

The two-mortgage problem
This is what people are actually worried about, and it is worth putting numbers on. Carrying a second Calgary home — mortgage, property tax, insurance and utilities — commonly runs $2,500 to $4,000 a month.
Three months of overlap is somewhere around $7,500 to $12,000. That is roughly the same as the gap between a cash offer and a good listing outcome on many houses. Which means the “I’ll get more by listing it” calculation frequently comes out even, or behind, once you count the months.
There is also the part that does not show up in a spreadsheet: managing showings on a house you no longer live in, from a different city, while starting a new job.
Situations we see constantly
Corporate relocation with a start date. The employer’s package covers the move, not the months your house sits empty.
You already bought. The possession dates do not line up, and bridge financing either was not available or costs more than you expected.
A build completing. New construction dates move. Ours do not have to — we can set possession to match, and adjust if the builder slips.
Leaving the province. Alberta to BC, Ontario, or back east. Managing a listing remotely means a trusted person letting people in, and someone dealing with whatever an inspection turns up.
Leaving the country. Add time zones and a signing process that has to work across borders.
A separation where one person is moving. The house has to be resolved before either of you can settle anywhere.
What a fixed date actually gets you
No conditional-sale risk. We are not borrowing. There is no financing condition to fail eleven days before possession, which is the single most common way relocations turn into disasters.
One visit, then nothing. No showings to coordinate from another city, no keeping an empty house presentable, no cleaning service on standby.
No repairs. Whatever the house needs, it stays with the house. If a previous buyer’s inspection killed a deal, send us the report.
Nothing left to clear out. Take what fits in the move. Leave the rest — furniture, the contents of the garage, the shed. This matters more than people expect when a moving company is charging by weight.
Remote closing. You do not need to be in Calgary. Documents are handled through your lawyer, with signing arranged wherever you are.
Sell now, or sell later and keep it?
Some people ask whether to keep the Calgary house and rent it out instead. Sometimes that is the right answer. Usually the deciding factors are:
- Can the rent cover the mortgage, tax, insurance and maintenance, with room for vacancy and repairs? If it is close, it is not close enough.
- Who manages it? A property manager typically takes eight to ten percent of rent. Self-managing from another province is harder than it sounds.
- What happens to your principal residence exemption? Converting your home to a rental has tax consequences. Speak to an accountant before you decide, not after.
If it works, keep it. If you would be a reluctant long-distance landlord subsidising a property every month, sell it and be finished.
The process when you are on a deadline
1. Tell us the date you need. Everything works backwards from it.
2. We research. Title, comparable sales in your community, and what the property needs.
3. One visit. Thirty to forty-five minutes. If you have already moved, we can arrange access through whoever holds a key.

Common questions
How fast, really? Fourteen days is achievable. Thirty is comfortable. The limit is your lawyer and the land titles office.
Can I close later than that? Yes. Four months is fine. If you are waiting on a build, tell us the expected completion and we will set the date around it, with room to adjust.
Can I stay in the house until possession? Yes. In some cases we can also arrange a short period after closing — ask.
What if my relocation falls through? Tell us as early as you can. If it happens before the offer is firm, we simply stop.
I have already moved and the house is empty. That is fine and common. An empty house does cost you every month, and — worth checking — many insurance policies restrict coverage once a home has been vacant beyond a set period, often 30 days. Call your insurer and tell them.
Do I need to be in Calgary to close? No. It is handled remotely through the lawyers.
Will I get less than listing it? Probably somewhat, on a house in good condition. Against that, set the carrying costs of the months it takes, the commission, and the repairs a buyer negotiates. On a lot of relocations the two land close together. We will give you our honest read.
